The 2025 CoStar Impact Awards program celebrates the most impactful commercial real estate projects and transactions carried out and/or delivered in 2024 in 128 major markets. Award submissions will be nominated and judged by CRE industry professionals. The CoStar Power Broker Awards recognize companies and individuals who achieve high levels of sales or leasing transaction volume.
No, deals submitted to the Power Broker Awards are not automatically submitted to the CoStar Impact Awards.
Yes, you can still submit. Please provide as much information as you can about your project/transaction. The judges will evaluate projects/transactions based on the merit of the submitted information.
All transactions/projects must have closed or been issued a certificate of occupancy between January 1, 2024 and December 31, 2024.

Judges will assess nomination narratives based on the following criteria:
Lease of the Year
Impact: This lease was a catalyst for vibrancy and economic activity in the market or submarket.
Growth and Diversification: This lease represents significant growth (net absorption) and/or tenant (industry) diversification in this market or submarket.
Innovation: The tenant space is innovative and sets new milestones for the market or submarket in terms of design, wellness, sustainability, energy efficiency, technology or other elements.
Challenges Overcome: Unique challenges were overcome by the tenant, the landlord or both (e.g., difficult-to-lease space was filled, a time-constrained tenant found space quickly, unusual amenities were requested/provided, parking challenges were resolved, innovative financing and lease terms were agreed to, permitting challenges were overcome, etc.).
Commercial Development of the Year (non-Multifamily)
Impact: This project was a catalyst for vibrancy and economic activity in the market or submarket.
Growth and Diversification: The project introduced new ownership/sponsorship, new uses, new industries and/or new partnerships to the market or submarket.
Innovation: This project (base building) is innovative and sets new milestones for the market or submarket in terms of design, wellness, sustainability, energy efficiency, amenities, tenant mix, technology, mobility innovations relating to transit, bike lanes, parking and/or other elements.
Challenges Overcome: Unique challenges were overcome by the developer (e.g., long land assemblage timeframe, complex and lengthy entitlement process, securing tenants and obtaining equity and/or debt, rising construction labor and materials costs, supply chain delays, etc.).
Multifamily Development of the Year
Impact: This project was a catalyst for vibrancy and economic activity in the market or submarket.
Growth and Diversification: The project introduced new ownership/sponsorship, new uses, new industries and/or new partnerships to this market or submarket.
Innovation: This project (common areas and units) is innovative and sets new milestones for the market or submarket in terms of design, wellness, sustainability, energy efficiency, amenities, affordability and tenant mix, technology, mobility innovations relating to transit, bike lanes, parking and/or other elements.
Challenges Overcome: Unique challenges were overcome by the developer (e.g., long land assemblage timeframe, complex and lengthy entitlement process, securing tenants and obtaining equity and/or debt, rising construction labor and materials costs, supply chain delays, complex marketing/lease up due to COVID, etc.).
Redevelopment of the Year
Impact: Reuse/redevelopment of this structure was a catalyst for vibrancy and economic activity in the market or submarket.
Growth and Diversification: This building reuse/redevelopment brought about significant growth (net absorption) and/or tenant (industry) diversification in this market or submarket.
Innovation. The building renovation is innovative and sets new milestones for the market or submarket in terms of design, building reuse, historic preservation, sustainability, energy efficiency, technology and/or other elements.
Challenges Overcome: Unique challenges were overcome by the developer (e.g., a vacant or underutilized building was revitalized, a complex and lengthy entitlement process was successfully navigated, equity and/or debt were secured, the unique space was leased, parking challenges were resolved, etc.)
Sale/Acquisition of the Year
Impact: This transaction set a new high sales price (total and/or per square foot) for this market or submarket.
Growth and Diversification: This sale introduced new ownership/sponsorship or represented continued expansion for an existing owner in this market or submarket.
Innovation: This transaction involved innovative measures relating to marketing, touring, bid collection, finance, credit checks, building inspections, document collection, legal document review and/or other due diligence elements.
Challenges Overcome: Unique challenges were overcome by the seller, buyer or both (e.g., debt and equity were difficult to secure, significant lease extension or new lease was executed, an investment committee holdout was persuaded, unique concessions were made by one or more parties, etc.).
